Working with a shed builder in San Tan Valley, AZ
If you’re looking for a shed builder in San Tan Valley, AZ, I’m Alex, the owner and builder at Sheds Up. I build Custom and Standard sheds on-site around different yards, storage needs, and budgets.
Because each shed is built in your yard, the materials can be carried through a suitable side gate instead of requiring a fully assembled building to be delivered. I personally build each project alongside my full-time team member, and you work directly with me to plan the details.
San Tan Valley is mostly unincorporated Pinal County, so the permit and setback rules come from the county, not from Queen Creek or Gilbert. The 12×8 below is a Standard lean-to with double doors and two windows. A 4×12 and a 4×8 from other San Tan Valley yards are farther down the page.

12×8 Standard lean-to.
A San Tan Valley lean-to with double doors, two windows, and a painted floor.
This 12×8 Standard lean-to in San Tan Valley has white double doors and a window on each side of the doors. The roof slopes in one direction, which keeps the overall height lower than a gable of the same footprint.
Inside, the walls are framed and sheathed, and the floor is painted gray. At 96 square feet, it is a full storage shed rather than a small side-yard box.

Working with your property
Need an
HOA-friendly shed in San Tan Valley?
A lot of San Tan Valley neighborhoods add height, color, and placement rules on top of Pinal County’s setbacks. A lean-to is usually the way to stay under a height limit without giving up the storage.
The 4×12 and 4×8 on this page are examples of narrower sheds. Send the written HOA guidelines with photos of the spot and we can plan height, footprint, roof style, and colors before you submit.

questions.
Do I need a permit for a shed in San Tan Valley?
Most of San Tan Valley is unincorporated Pinal County. The county exempts a one-story detached storage shed if the roof area is 200 square feet or less, measured outside wall to outside wall, and the wall height is 10 feet or less from grade to the top plate. A larger shed needs a building permit. The exemption does not waive zoning, and the location still has to be approved. Utilities need their own permits. Confirm the rule for your parcel with Pinal County Building Safety. Check Pinal County’s permit-exemption bulletin.
Where can a shed be placed in San Tan Valley?
Placement depends on the zoning district, easements, and whether the lot is in unincorporated Pinal County or inside a town limit. A permit exemption does not remove the setback. Confirm the side and rear setback for your parcel before choosing the final spot.
Does HOA approval replace the county’s requirements?
No. HOA approval and Pinal County requirements are separate. A design may need to satisfy both. Send the written shed rules so height, colors, and placement can be planned before you submit. Low-profile examples are on the HOA sheds page.
Can you build a shed behind my side gate?
Yes. I build sheds on-site and can carry the materials through a suitable side gate. We’ll check the access route and working space before scheduling the build.
Do I need a concrete slab?
A concrete slab is not required for every shed. I offer a treated wood foundation and floor system, or we can discuss building on a suitable existing slab. I do not pour concrete slabs.
Where can I find prices and warranty details?
Current prices are listed on the Custom shed and Standard shed pages. Custom sheds include a 7-year warranty; Standard sheds include a 3-year warranty. For a San Tan Valley quote, use the contact form.
