What changes the price
What affects the cost of a shed
1. Size
Size has the biggest effect on price, but bigger sheds cost less per square foot. A Standard 4×8 works out to about $73 per square foot, while a Standard 8×12 is about $44. A Custom 10×20 comes in around $43 per square foot. If you are between two sizes, the larger one often gives you more storage for the money.
2. Standard or Custom
Standard sheds come in set sizes and colors with a 3-year warranty, which keeps the price down. Custom sheds cost more for upgraded materials, more sizes, and a 7-year warranty. The Custom vs. Standard comparison shows every difference.
3. HOA height limits
Many East Valley HOAs limit shed height, often to the top of the block wall. Standard HOA sheds come in 6′, 6.5′, and 7′ heights at the regular Standard prices. Longer, narrow Custom designs, such as a 5×20 for a side yard, use the Custom base prices. See the HOA-friendly sheds page for sizes.
4. Add-ons
Current add-on prices for Custom sheds (windows and extra doors are the same price on Standard sheds):
- 18×27″ windows: $150 each
- Transom windows: $125 each
- Removable aluminum ramp: $220
- Shelving: $10 per linear foot (16″ deep) or $12 per linear foot (24″ deep)
- 32″ deep loft: $15 per linear foot
- Extra single door: $250 · Extra 5′ double door: $350
5. Your site
Because every shed is built on-site, there is no delivery truck or crane fee, and materials can be carried through a side gate. The treated wood foundation is included. If you already have a suitable concrete slab, the shed can be built and anchored on it. Sheds Up does not pour new concrete slabs.
6. Removing an old shed
If an old shed is in the way, removal and debris haul-off start at $5 per square foot, so clearing out an 8×10 starts at about $400.

Permits
Do you need a permit for a shed in the East Valley?
A permit can add cost and time, so it is worth checking before you pick a size. Here is what each city’s published guidance says for a detached storage shed with no electrical or plumbing:
| City | No building permit needed if the shed is… |
|---|---|
| Mesa | Under 200 sq ft |
| Gilbert | Under 200 sq ft |
| Queen Creek | Under 200 sq ft |
| Scottsdale | 200 sq ft or less (site plan review still required) |
| San Tan Valley (Pinal County) | 200 sq ft of roof area or less |
| Chandler | Up to 120 sq ft, with height and setback limits |
| Apache Junction | 120 sq ft or less |
Setbacks, height limits, and HOA rules still apply even without a permit, and adding electricity needs its own permit in every city. Each city page above links to the official rules. Always confirm for your own lot before building.
